The short version
My Mortgage Finder is an enquiry introducer service — we don't give mortgage advice and we don't arrange mortgages. When you submit an enquiry, you're asking us to pass your details to one or more FCA-authorised mortgage brokers, who'll then contact you to help with your mortgage.
These terms set out the rules for using this site and the basis on which we will share your enquiry. By submitting the form, you agree to these terms.
1.About these terms
These terms and conditions ("Terms") govern your use of the website at mymortgagefinder.net (the "Site") and the enquiry service we provide through it (the "Service"). The Site and Service are operated by Studio Dynamics Limited ("we", "us", "our"), a company registered in England and Wales.
By using the Site or submitting an enquiry through it, you confirm that you accept these Terms and agree to comply with them. If you do not agree, please do not use the Site.
2.What our service is — and isn't
What we are: Studio Dynamics Limited operates an introducer service. We help connect consumers looking for a mortgage with FCA-authorised mortgage broker firms that can advise on and arrange a mortgage.
What we're not:
- We are not a mortgage lender
- We are not a mortgage broker or credit broker
- We do not provide mortgage advice, financial advice, or recommendations
- We do not arrange, underwrite, or approve mortgages
Any mortgage advice or arrangement is provided by a separate, regulated firm that we pass your enquiry to. That firm — not us — will be responsible for the advice they give and the products they arrange.
3.Submitting an enquiry
To use our Service, you must be:
- At least 18 years old
- A UK resident
- The person whose details you are submitting, or have permission to submit details on behalf of any joint applicant you include
You agree to provide information that is accurate, current, and complete. Submitting deliberately false or misleading information may mean we are unable to help with your enquiry, and may also constitute fraud.
4.Your authorisation — what happens when you submit the form
This section is important, so we've kept it plain.
When you submit an enquiry through the form, you are giving us your express authorisation to share the personal information you have provided with one or more of our mortgage broker partners, so that they can contact you about mortgage products and services suited to your circumstances.
You understand and agree that:
- We may share your enquiry with more than one broker partner
- We receive a fee from broker partners for sharing enquiries with them — this is how we fund our service. It does not affect the cost of any product or advice you ultimately receive
- Once we share your enquiry, the relevant broker partner becomes responsible for how they handle your data and any advice or services they provide
- The broker partner will typically contact you by phone, email, or both
If at any time you no longer wish to be contacted, you can ask the relevant broker partner to stop contacting you, and you can also contact us at privacy@mymortgagefinder.net. Please note that withdrawing your consent does not affect any sharing of your data that has already happened.

5.Our broker partners
We work with mortgage broker firms that are authorised and regulated by the Financial Conduct Authority (FCA). We carry out reasonable checks before partnering with any broker, including verifying their FCA authorisation status. However, we are not responsible for the advice, conduct, or services of any broker partner once your enquiry is passed to them.
Your dealings with any broker partner are separate from your relationship with us. Any contract for advice or services will be between you and the broker, on their terms.
6.No advice from us
Nothing on the Site is intended as, and should not be interpreted as, financial, mortgage, legal, or tax advice. The content on the Site is for general information only. If you need advice about your specific circumstances, you should speak to a suitably qualified, regulated adviser — for example, the broker partner we introduce you to.
7.Use of the site
You agree to use the Site only for lawful purposes and in a way that does not infringe the rights of, restrict, or inhibit anyone else's use of the Site. Specifically, you agree not to:
- Submit enquiries on behalf of anyone whose authorisation you don't have
- Use automated systems to submit enquiries, scrape, or otherwise access the Site without our permission
- Attempt to gain unauthorised access to the Site, the server it runs on, or any related systems
- Use the Site to transmit any malicious code or content
8.Intellectual property
All content on the Site — including text, images, graphics, design, logos, and code — is owned by or licensed to Studio Dynamics Limited and is protected by copyright and other intellectual property laws. You may not reproduce, copy, modify, distribute, or commercially exploit any of this content without our prior written permission.
9.Our liability
We provide the Site and Service on an "as is" basis. While we take reasonable care to keep the Site accurate and available, we don't promise it will be uninterrupted, error-free, or always up to date.
To the fullest extent permitted by law, we exclude liability for:
- Any advice, conduct, products, or services provided by any broker partner or third party
- Any loss of profits, business, opportunity, data, or goodwill
- Any indirect or consequential loss of any kind
Nothing in these Terms limits or excludes our liability for death or personal injury caused by our negligence, for fraud, or for anything else that can't lawfully be limited or excluded.
10.Linked sites
The Site may contain links to third-party websites, including those of our broker partners. We are not responsible for the content, terms, or privacy practices of those third-party sites — please review their own terms before using them.
11.Changes to the site or these terms
We may update or change the Site, the Service, or these Terms from time to time. The current version of the Terms will always be on this page, with the "last updated" date at the top. By continuing to use the Site after a change, you accept the updated Terms.
12.Governing law and jurisdiction
These Terms are governed by the laws of England and Wales. Any dispute arising in connection with the Site or the Service will be subject to the exclusive jurisdiction of the courts of England and Wales — though if you live in Scotland or Northern Ireland, you can also bring proceedings in your own jurisdiction.
